Leasing

What lease terms are available at 99 John?+
We offer flexible lease terms from 3 to 18 months. Our standard lease is 12 months. Shorter terms may carry a slight premium — ask our leasing team for current pricing by term.
How do I apply for an apartment?+
You can start your application online at 99john.nyc/apply. You'll need proof of income (recent pay stubs or tax returns), a valid photo ID, and a completed application form. The application fee is $20.
What credit score do I need?+
We evaluate applications holistically — credit score, income, rental history, and references. A guarantor option is available for applicants who don't meet standard income requirements (typically 40x monthly rent).
Is there a broker fee?+
For direct leases through our on-site leasing team, there is no broker fee. If you're working with an outside broker, their fee structure applies separately.

Pricing

What's included in the rent?+
Rent includes water, trash removal, access to all building amenities (fitness center, rooftop, co-working library, package room), and 24-hour doorman service. Electric, gas, and internet are tenant-paid.
What's the security deposit?+
The standard security deposit is one month's rent. Depending on your application, a reduced deposit may be available.
Are there any current move-in specials?+
Two months free on select residences. Limited-time offer for moves through May.

Pets

Is 99 John pet-friendly?+
Yes — we're unapologetically pet-friendly with no breed or weight restrictions. We have a dedicated pet spa, on-site dog walking service, and partnerships with local pet-sitting services. Visit our pet policy page for deposit and fee details.

Building

Is there a doorman?+
Yes — 99 John has a 24-hour attended lobby with full-service concierge. They handle package acceptance, dry cleaning coordination, restaurant reservations, and guest access.
What amenities are included?+
All residents have complimentary access to: a 4,000 sqft rooftop sun terrace with Brooklyn Bridge views, a 6,500 sqft fitness center (Peloton, Mirror, free weights, yoga), a co-working library with espresso bar and conference rooms, a climate-controlled package room, and a pet spa.
Is there parking available?+
On-site parking is not available, but there are several parking garages within a one-block radius. Rates vary; our concierge team can help arrange monthly garage parking at preferred rates.
Is there laundry in the units?+
Yes — every residence includes an in-unit Bosch washer/dryer.

Neighborhood

What subway lines are nearby?+
Fulton Street station (2, 3, A, C, J, Z, 4, 5 trains) is a 2-minute walk from the front door. You're also within a 10-minute walk of the Brooklyn Bridge–City Hall, Wall Street, and Chambers Street stations.
What's the neighborhood like?+
99 John sits at the heart of the Financial District, between the Brooklyn Bridge waterfront, Stone Street's restaurant row, and the historic Fulton Seaport. Grocery stores (Whole Foods, Trader Joe's), pharmacies, gyms, and hundreds of restaurants are all within a five-minute walk.

Residents

How do I pay rent?+
Rent is paid online through the resident portal at 99john.nyc/residents. We accept ACH bank transfer and credit/debit cards. Autopay is available.
How do I submit a maintenance request?+
Log in to the resident portal and navigate to the Maintenance section. You can submit a request with photos, set a priority level, and track the status in real time. For emergencies, call the front desk directly.
